The popular urbanisation Colinas del Angel is about to expand, with the construction of Phase II of La Alzambra.

Colinas del Angel is situated in the Rio Verde area between Marbella and Puerto Banus, and, following the success of Phase I of La Alzambra, the developers, Melvin Villarroel, are utilising the adjacent plot to build more of these popular residences.

Phase II consists of 62 two- to four-bedroomed apartments and duplexes in a low-rise block and is set in a total land area of 11,000 square metres. In the grounds there will be gardens planted with tropical trees, flowering shrubs and a variety of exotic perennials, all with automatic irrigation to ensure low maintenance. As is usual, there will be a swimming pool within the complex, as well as ornamental water features, such as a fountain and waterfalls, together with a solarium, shady pergolas and wooden bridges. Within the grounds there will be an exclusive private club catering for the residents, containing a sauna, sanitary facilities and a rustic cocktail bar.

The complex is set over three storeys, including the attic floor, which forms the second floor of most of the duplexes. All the apartments will have parking and storage areas in the basement, while the larger, roof-top duplexes have a double parking area and larger storage facilities. For security, the garage doors are automatic. In addition to the potable water storage facility catering to the 62 apartments, there will be another tank for the automatic irrigation, which also will have additional fire-fighting capacity, for residents' peace of mind.

La Alzambra is planned to be a well-constructed complex, with reinforced concrete columns and slabs and thermally insulated, ceramic brick double walls. The exterior walls will be evenly rendered, with a rustic finish, and painted terracotta; all exterior walls will be thermally and acoustically insulated, and the interior cavity walls will have two layers of acoustic insulation. The roof is to have thermal insulation. Communal exterior areas will have clay tiles, with clay bricks on stair treads, while around the swimming pool area there will be handmade clay bricks with decorative marble or ceramic inserts.

Inside the residences there will be cream marble tiles and skirting throughout, except for the kitchen area, which will be tiled with hard-baked ceramic floor tiles, and the terraces, which will have clay tiles with white marble insets and decorative surround. Interior walls and ceilings are to have decorative plaster finishings. Windows will have Climalit double glazing and burgundy-lacquered, anodised aluminium frames fitted with multiple locks.

Security is enhanced by a steel-reinforced entrance door with security locks and individual alarm fittiings. Each apartment will have a safe in the master bedroom. There are to be individually controlled hot and cold air conditioning and large electric immersion heaters in each residence, together with pre-installed multiple telephone and satellite television connections, and music system wiring.

Bathrooms in this complex are generous - there is a minimum of two bathrooms in each apartment, with four-bedroomed apartments having up to four bathrooms - plenty of room for everyone to take as long as they like over their ablutions!

The bathrooms are to be tiled in marble, both floors and walls, with marble sink surrounds and Roco sanitary wares in the esteemed 'Sidney' range. There will be Europlus mono-blocks and Gröhe tap units. An extractor fan will be fitted in each bathroom, together with infrared lamps for maximum comfort.

Kitchens will be completely fitted with natural wood units and tiled with hard-baked ceramic tiles. The electrical appliances will be by Siemens or Bosch and will feature everything necessary to the modern household, from microwave oven to clothes dryer. Individual, large electric immersion heaters will provide hot water for both kitchen and bathrooms.

The living and bedrooms areas in these residences are generously sized and will be ready-fitted with television and telephone sockets. A satellite system is installed in the complex and each apartment has at least one large terrace, The four-bedroomed rooftop apartments have built-in barbecue facilities on the terrace, together with a pergola - perfect for summer evening entertaining.

Situated as it is between Marbella and Puerto Banus, La Alzambra is perfectly placed for maximum enjoyment of the Costa del Sol - within easy reach of Malaga airport, the Costa del Sol's renowned sporting and leisure facilities, and the unspoiled hinterland.
