A luxury complex overlooking Gibraltar's prestigious marina area

In the previous issue of 123 Property News we introduced you to Gibraltar's most exciting new residential development, Ocean Village, a stupendous concept embracing luxury apartments, penthouses and townhouses, together with restaurants, commercial properties and marina berths, and featuring a unique raised garden and relaxation zone for the exclusive use of Ocean Village residents. In this issue we concentrate on the luxurious homes in Royal Ocean Plaza, the high-rise building overlooking this prestigious development.

Royal Ocean Plaza has been designed to appeal to an international clientele, with sheer luxury embodied in its very fabric - it is an impressive high-rise building, stepped in pyramid fashion on its upper floors to accommodate the substantial terrace areas enjoyed by the penthouse apartments. There will be 270-degree views from those residences, to either Gibraltar's Moorish Castle and the Upper Rock round to Spain's eastern coast or to Gibraltar Bay and a magnificent panorama over Spain and Morocco.

Everything about the Royal Ocean Plaza residences demonstrates the high quality of the homes. The main living areas have Boen Parkett beech parquet floors laid on 4 mm acoustic underlay and coated with five layers of protective lacquer (these floors have a 20-year guarantee). Bathroom floors have marble tiling with electronically controlled underfloor heating, and the bathroom fittings are of a similar high quality - HansGrohe walk-in showers with Raindance heads to massage cares away, dual sinks with HansGrohe monoblock taps, huge double-ended porcelain baths, and a vanity area, complete with lighting and fitted mirrors. Kitchens are equally luxurious - Poggenpohl are supplying the wall and floor furnishings and the kitchen appliances are from the top-of-the-range firm, Fisher & Paykel. The appliances include an electronic double oven, the latest in ceramic hobs, an enormous fridge/freezer complete with 'active smart' technology and an award-winning double-drawer dishwasher, all in the latest 'Iridium' stainless steel, which ensures no finger marks are left behind. Each residence also has a separate utility room.

Each dwelling has a host of features to ensure the residents' comfort, with state-of-the-art air conditioning and heating, full-length windows with solar reflective glass and internal blinds, built-in wardrobes and other storage spaces, numerous telephone and fax sockets, high-speed internet access, and satellite television, together with many decorative effects. Homes at Royal Ocean Plaza are enhanced by spacious terraces, which range in size from 11 m2 up to the massive 252 m2 of terrace area adjoining the aptly named Majestic penthouse. This terrace also features its own plunge pool and hydromassage spa as well as a sky garden. All terraces have power points, telephone and fax sockets, and a water supply; all plantings are automatically irrigated to cut down on maintenance.

Service charges will be kept as low as possible, with the whole Ocean Village development having been designed to reduce maintenance costs - the buildings will not require painting as the exterior is either glass or cladding, and the communal areas will have high-quality fittings which require minimal care, such as stainless steel balustrades. Although there are numerous swimming pools and water features, these will all be run off just one plant room, and the landscaping in the communal areas will consist of low-maintenance plants and foliage.

Security in these luxurious residences is important - there is a reception and concierge service at the entrance level, and all doors and lifts have keycode access, each floor being accessible only to residences of that floor, plus their guests. Several of the apartments have their own built-in wall safe, and an executive service is offered to residents, providing personal and business services, conference facilities and transport. Each residence is to have at least one parking space, and berths are available to either rent or buy in the adjoining marina. The other advantages to living in Ocean Village - a health club, gymnasium, the magnificent garden and leisure area and the marina with its luxury shops and restaurants - will be covered in future issues of 123 Property News.

Prices for residences in Royal Plaza range from £164,000 for a one-bedroom apartment with 62 m2 of internal living space and an 11-m2 terrace to £2,295,000 for the magnificent, marina-facing Majestic penthouse, which has 289 m2 internal area and a massive 252 m2 of terraces. The developers are actively discouraging speculators, preferring to sell to purchasers who are intending to live in Ocean Village and who will then benefit from the higher capital growth typically associated with top quality developments. Despite the prices, interest in the whole Ocean Village project has been enormous, with all apartments now sold out. However, there is still a selection of penthouses available, and those interesting in obtaining more details should contact the sales office.
